Two Bedroom Condos in Crown Heights
When I have a new listing, I enjoy touring comparable listings in person. It helps me understand the market better and also view the decision from a potential buyer’s perspective. My current listing is at 715 Prospect Place, 1B. I also toured a few larger properties that were in the same general price point.

715 Prospect Place, Apt 1B

715 Prospect Place has the most unique layout of any of the properties. It technically has four floors, and because the entry area has 13-foot ceilings, each of those spaces still retains definition and features large windows. It was built in 2009, so the product is modern, but not brand new, unlike most of the others. There is an alternative floor plan that can accommodate a third bedroom, and each of those areas would still have sufficient dimensions and space. The outdoor space is.concrete for easy maintenance.

974 Bergen Street, #3

974 Bergen is a newly built condo building that was a partially converted townhouse. The exterior has a hybrid modern and brownstone facade. This project was listed at a price that seemed affordable to me, and all units received multiple offers within a week of being on the market. They were a similar representation of converted townhome floor plans. All of these lots are typically no wider than 20 feet, so they can be narrow, have no windows through the middle, and have a challenging time fitting two bedrooms on either the front or back end of the apartment. The skylights built into this unit were nice and the wood floors and color selections were soothing.
569 Saint Marks Avenue, #1

Of the new developments toured, 569 Saint Marks felt the most sturdy. The work feels almost pre-war and very well done. There will be a total of four apartments, each with its own private outdoor space. The ground-floor unit has an interesting layout, as the kitchen is massive, but there is no dining table space. For someone who wants a backyard, this lot cannot be beat, and there is a massive space for dining and entertaining. The other two-bedroom apartments here will range from $ 1.35M to $1.85M, with monthly payments under $1,000 for the smaller units.
630 Grand Avenue, 401
List Price: $1,495,000 | Square Footage: 977 | Taxes: $769/month | Common Charges: $573/month
630 Grand Avenue is the only luxury condo building on the list. The building has an elevator, a gym, a lounge, a communal roof deck, and parking for sale. (The parking spaces are selling for $125,000 each.) This is going to command a higher price point and has the highest price per square foot ($1,530) of any on this list. The apartments are also likely going to be smaller and a bit more cookie-cutter. (Larger buildings can make squares; townhouses have to be rectangles.) 630 Grand Avenue is zoned for PS 9 in Prospect Heights, which is also quite valuable.
1251 Pacific Street, #1
List Price: $1,199,000 | Square Footage: 1,354 | Taxes: $650/month | Common Charges: $510/month
1251 Pacific Street is a brand-new building, which means the dimensions are a bit more forgiving than those of a townhouse conversion. It’s challenge is that it’s on the North Side of Pacific Street with the backyard facing Atlantic Avenue. Real estate is a true market; this location is going to mean it's a deal for the right person, and especially for the right investor to snatch up.
