Five New Townhouses Coming to 6th Avenue and 2nd Street in Park Slope
Welcome to 306 6th Avenue, the corner of 6th Avenue and 2nd Street in Park Slope, where a former church is making way for five brand-new single-family townhouses. New townhouses almost never get built in Park Slope, so this is one to know about early. No renderings available yet, but I was by the site this week (Sept 25th and the shape of the church still standing is so interesting- can’t wait to see how they turn out!
Where Things Stand
The Brooklyn Home Company bought the corner in 2023 for $7.5 million. Plans filed with the Department of Buildings call for five separate four-story, single-family houses, each on its own tax lot: 300, 302, 304 and 306 6th Avenue, plus 434 2nd Street. Demolition is permitted and the sidewalk shed is up. There is no public pricing yet, and nothing is listed. Because these are townhouses, not condos, the Attorney General won't offer a plan, so the first look at pricing will be the listings themselves.
The Numbers So Far
Each house is planned at four stories. The corner lot is 90 by 80 feet, and zoning allows roughly 14,400 square feet above ground across the five homes. That works out to about 2,900 square feet per house before counting cellars. These will be premium properties; for context, the same developer built two new single-family houses on Sackett Street in Carroll Gardens that sold in 2021 for $6.2 million and $6.7 million. A Rare New Townhouse
Most new construction in Park Slope is small condo buildings or gut renovations of brownstones. Five brand-new single-family homes, each with its own lot and no condo board, is something the neighborhood rarely sees. The Brooklyn Home Company, a family-run Brooklyn firm known for warm white-and-wood interiors and a custom art piece in every home, is working here with MESH Architectures. Finishes, layouts and outdoor space haven't been released yet.
The Heart of Park Slope
This corner sits in the middle of classic Park Slope, a few blocks from Prospect Park.
The R at Union Street is about a 10-minute walk, and the F and G at 7th Avenue are about 11 minutes.
The B and Q at 7th Avenue and the 2 and 3 at Grand Army Plaza are about 15 minutes.
The homes are currently zoned to P.S. 321 William Penn in District 15.
Washington Park and the Old Stone House, the Park Slope Food Coop, and the 5th and 7th Avenue corridors are all close by.
Designed for Modern Brooklyn Living
A brand-new townhouse with modern systems, on a Park Slope corner, zoned for P.S. 321, is about as rare as Brooklyn real estate gets. If a new single-family home is on your wish list, this is a project worth watching before the rest of the market does.
