Welcome to Brooklyn Heights at 98 Montague Street, one of the more significant transformations to hit the neighborhood in recent years. The 1909 building on Brooklyn Heights’ main commercial street is being reimagined into 61 condominium residences, a far larger project than the boutique buildings I usually track, and a unique one worth following.
Where Things Stand
The offering plan for 98 Montague Street was submitted to the New York State Attorney General on June 3, 2026, which makes it one of the newest filings in the borough. It is currently awaiting acceptance. No units are for sale yet; there is no public pricing, and reservations cannot be taken. Acceptance typically takes about 6 to 12 months. Given the scale, expect a longer, more structured sales rollout when it begins.
The Numbers So Far
The building is planned to have 61 residential units across 12 floors, totaling roughly 187,200 square feet of building area. A certificate of occupancy was issued in 2018, indicating that construction was completed before this residential conversion. Individual pricing and the unit mix will be released once the Attorney General accepts the plan.

A Larger-Scale Condo Experience
At 61 units, this is not a boutique building, and that is part of what makes it notable for Brooklyn Heights, where large new condo offerings are rare. SomeraRoad is developing the project. Marketproof currently lists an elevator and an intercom. As a brand-new filing, the full amenity package and the architect of record are not yet public.

Brooklyn Heights is the borough’s most historic neighborhood and home to New York City’s first designated historic district.
