Garden Condos Planned for 361 Union Street, Steps From the F and G

Welcome to 361 Union Street, a boutique two-unit condominium conversion just a couple of minutes from the Carroll Street F and G. A historic 1899 building is being reimagined into a pair of brand-new homes with garden and backyard space, a rare combination this close to the train. I had a client purchase in one of the developer's other projects- 301 DeGraw- that unit has held up quite well.

Where Things Stand

The offering plan for 361 Union Street was submitted to the New York State Attorney General on November 4, 2025, and it is awaiting acceptance. No units are for sale yet, there is no public pricing, and reservations cannot be taken. Acceptance typically takes about 6 to 12 months.

The Numbers So Far

361 Union Street is planned as two residential units across four floors, with a total building area of roughly 3,600 square feet and no commercial space. With only two homes, expect spacious, multi-level layouts and a premium price tag- I’d estimate around $3.5-4M based on other projects in the area.

A Boutique Condo Experience

Two homes with outdoor space are a genuinely boutique offering. As prices for townhomes have increased, these boutique projects provide the brownstone feel and lifestyle with completed, modernized mechanicals and infrastructure.

The Heart of Carroll Gardens

Carroll Gardens is one of Brooklyn's most quietly held brownstone neighborhoods. Tree-lined blocks, an Italian-American history that still shows up in the bakeries and shops along Court Street, the restaurant row on Smith Street, and Carroll Park at the center make this one of the most consistently family-loved corners of the borough. The building stock is small-scale, so new condo development at any meaningful number of units is genuinely rare.

  • The F and G trains at Carroll Street are about a 2-minute walk, one of the best transit locations in the neighborhood.

  • The D, N, and R at Union Street and the A, C, and G at Hoyt-Schermerhorn are within about 12 to 13 minutes on foot.

  • Smith Street, Court Street, and Carroll Park are all a short walk away.

Designed for Modern Brooklyn Living

A two-unit garden conversion two minutes from the train is exactly the kind of home Carroll Gardens buyers chase. For a family that wants brand-new construction, outdoor space, and an easy commute, 361 Union Street is worth following from the start.
