Welcome to 1151 Dean Street, a 17-unit condominium conversion in Crown Heights, Brooklyn. This project takes a 1905 building and reworks it into modern condo residences, the kind of adaptive reuse that keeps Crown Heights' architectural character intact while bringing new homes to the neighborhood. The building was formerly rentals but haven’t rented any units publically sine 2020. Looking at the past listings, there are many 3 bedroom, one bathroom apartments at 1151 Dean Street.

Where Things Stand

Where things stand: 1151 Dean Street's offering plan was submitted to the New York State Attorney General on February 19, 2026, and it is currently awaiting acceptance. That means no units are for sale yet, there is no public pricing, and reservations cannot be taken. From here, it typically takes about 6 to 12 months for the Attorney General to review and accept a plan. If this building is on your radar, now is the time to start the conversation, well before it is marketed anywhere public.

The Numbers So Far

The offering plan has not yet been accepted, so unit pricing and the full sell-out figure are not public yet. What we do know: the building holds 17 residences across roughly 16,900 square feet, which works out to about 1,000 square feet per home on average. A J51 tax abatement runs through 2037, which can meaningfully lower monthly carrying costs for early buyers. I will update this post with pricing once the Attorney General accepts the plan. Because these were rentals before, I would expect these to be priced a bit more accessible than some of the other brand new buildings- less work required to renovate and therefore a lower amount can still turn a profit.
