A New Era on Boerum Place
Boerum Place, south of Atlantic, is a convenient, quiet haven. I used to park on this block, and its short length made car traffic so much shorter. If you’ve lived in Brooklyn for a while, like me, and are thinking, “Is this the corner where NYSC used to be?” You would also be correct.
Rising at 110 Boerum Place, Brooklyn, NY 11201, this upcoming development is set to make its mark. The 6-story building, designed by Brent Buck Architects and developed by Avdoo & Partners (in collaboration with Aksoy Holding), recently achieved a structural “top-out.”
Spanning nearly 65,000 sq ft, the building will yield 21 condominium units, each with private outdoor space — a rare offering in Cobble Hill. The most similar new construction project —River Place —had ambitious price-per-square-foot goals and high-end amenities. When I toured the preview, the price increase felt justified given the thoughtful design- I believe common charges and taxes will be a bit lower as well.
The façade combines earth-toned brick with large, recessed windows and landscaped terraces to create an elegant balance of solidity and openness.
110 Boerum Place Offering Plan Insights
The offering plan was approved in September 2025, so all the details are public. There will be 21 residences in the building, and they will all be quite sizeable and expensive. As of late October 2025, they are already selling these units, and multiple are in contract. If you are interested in purchasing, reach out soon- many of these will never hit the public market.
Two-bedroom condos start around $2.9M and increase in price depending on size and outdoor space.
Three-bedroom condos start around $4.8M and increase in price depending on size and outdoor space.
There are spaces with home offices, as well as four- and five-bedroom footprints, available.
Estimated monthly taxes on a 2-bedroom are roughly $2,000 - $3,000.
Estimated common charges on a 2-bedroom apartment are: $1,100-$1,400.
All of these factors will increase with larger apartments and more outdoor space, which raises the percentage of ownership.
Cobble Hill Is a Main Draw
110 Boerum Place enjoys a location that blends historic charm with modern convenience:
It's situated between Pacific Street and Dean Street, with full block frontage, which enhances access to light, air, and dual street exposure.
Smith Street and Court Street have notable restaurants, including Clover Club, Cafe Luluc (best pancakes in Brooklyn), La Vara, and Daily Provisions. The Trader Joe’s at Atlantic and Court Street is another highly desirable attraction.
Cobble Hill’s context of brownstones, tree-lined streets, boutique shops, and quiet residential fabric gives the project a desirable backdrop. The neighborhood has some of the most limited inventory in Brooklyn. If you explore my data-driven guide, you’ll see that Cobble Hill only sold 33 2-bedroom units in an 18-month period in comparison with Brooklyn Heights, which had 117 during the same time period.
Transit options nearby include: F & G trains at Bergen Street, 2/3/4/5 at Borough Hall, A/C/G at Jay Street–MetroTech, and others.
This location offers both neighborhood tranquility and access to the vitality of Downtown Brooklyn and Brooklyn Heights.
Residences & Design Highlights
When I toured the sales gallery, a few things were clear and stood out to me:
Impact of landscaping. The landscape architect was incredibly thoughtful with courtyards and trellises, really blending the indoor and outdoor. I love the way that loggia windows open and the slider terraces.
Designed for everyday life. Many of these high-end designs aren’t very practical. Much of this design was very thoughtful in the opposite way. A clear example to me was the presence of pantries and laundry sinks in larger units. Another is that all dryers and hoods vent to the outside. These make a real difference for a full-time home, not just a pied-à-terre.
Brooklyn Inspired. Almost all of the buyers already live in the area. The exterior blends with the brownstone history. This is built with Brooklyn in mind- not trying to chase the Manhattan luxury, but to create a niche all our own.
Each unit at 110 Boerum Place is crafted with attention to light, layout, and outdoor access:
