21 Lefferts Place is a boutique condominium currently under development in Clinton Hill, Brooklyn. I love the Lefferts Place block because it's tucked away from the chaos of Fulton and Atlantic, yet still convenient to the subway. The leafy trees and brownstones don’t hurt either.
The offering plan was accepted on Ocober 7th, 2025 which means that the apartment layouts and estimated price points are now available.
Previously a vacant lot, the site now has permits filed for a four-story residential building with six residences. The proposed building is approximately 40 feet tall, with a total area of 5,992 sq ft, of which ~4,478 sq ft is residential.
DJLU Architects is listed as the architect of record, and the project includes a cellar and a rear yard space.

There are six units in the building- 2 larger apartments on the upper and lower floors with outdoor space. The 2nd and 3rd floors will each have a 1-bedroom. There are three three-bedroom units on the 4th floor, each with a roof space, listed for around $1,700,000. The one bedrooms will start at approximately $795,000.
Estimated common charges will be around $300 for the one bedrooms and $700 for the larger units.
Estimated monthly taxes will be $800 for the one bedrooms and $1,300 for the larger units.

Development Timeline & Sales Status
The permit filing occurred in 2019. The building has been in the works for a while, but it appears to be approaching the final stretch.
With an approved offering plan, we can expect public listings as soon as the building has a unit available to show. Nothing is listed publicly, but I do have access to the selling agent if you’d like to get an early tour.
