747 Franklin Avenue: Crown Heights New Building Filing
At the corner of Franklin Avenue and Sterling Place, an older three-story building is coming down to make way for a new 8-story, 17-unit building. No offering plan has been filed yet, but the public record already tells a clear story. This lot has been empty for quite a while, so it will be nice to see how things come together.
Where Things Stand
No offering plan has been filed with the New York State Attorney General. That means there is no pricing, no reservations, and nothing on StreetEasy. On file: a demolition permit for the existing building, approved plans for the new one, and permits issued in late September 2026 for foundation, excavation, and structural work. Construction is starting now, which puts a likely sales launch a good way out.
The Numbers So Far
The new building is planned as an 8-story, about 85-foot building with 17 homes, ground-floor commercial space, and a cellar. Total construction area is about 26,700 square feet. The site combines the old building at 747 Franklin with the vacant corner lot next door. The developer also bought the unused air rights from the neighboring building on Sterling Place for $805,000, which is what makes a building this size possible on a corner lot. Unit mix, sizes, and pricing have not been released. With 17 homes, I expect a mix of one- and two-bedroom homes, maybe 1-2 three-bedroom homes.
Who Is Behind It
The ownership entity is named 747 Franklin Condominiums LLC. The developer on file is LE Capital NYC, a Brooklyn builder whose completed projects I could verify are all recorded condominiums. Their completed projects include 1015 and 1015A President Street in Crown Heights, 251 St Marks Avenue in Prospect Heights, 114 Lexington Avenue and 151 Quincy Street in Bed-Stuy, 166 Washington Avenue in Clinton Hill, and 78 Meserole Avenue and 269 Eckford Street in Greenpoint. At 17 units and 8 stories, 747 Franklin is the largest ground-up building in their completed history so far. The architect is StudioSC Architecture.

The Heart of Franklin Avenue
This stretch of Franklin Avenue is one of the liveliest corridors in Crown Heights, lined with restaurants, coffee shops and bars. It sits a short walk from the Brooklyn Museum, the Brooklyn Botanic Garden and Prospect Park.
The Franklin Avenue S shuttle at Park Place is about a block away.
The 2, 3, 4 and 5 at Franklin Avenue on Eastern Parkway are a few minutes' walk south.
Eastern Parkway, the Brooklyn Museum and the Botanic Garden are all nearby.
