One Montague Place: A 46-Unit Tower Rising at 205 Montague Street
Welcome to 205 Montague Street, marketed as One Montague Place, a 47-story, 46-residence new-construction condominium tower going up on one of the most transit-connected corners of Downtown Brooklyn, at the doorstep of Brooklyn Heights. This project is by the same sponsor who built River Park- a high-end project just over Atlantic Avenue in Cobble Hill. This building has truly hotel-like bathrooms and high-end amenities not often seen in Brooklyn- I would expect the same at this project.
Where Things Stand
The offering plan for One Montague Place was submitted to the New York State Attorney General on February 2, 2026, and it is currently awaiting acceptance. That means no units are for sale yet, there is no public pricing, and reservations cannot be taken. Acceptance typically takes about 6 to 12 months, so this one is roughly halfway through that window. If it is on your list, now is a good moment to reach out and get on the early list before it hits StreetEasy. With larger projects, they often approve the offering plan far ahead of construction- we will see floor plans and renderings before finished tile.
The Numbers So Far
One Montague Place is planned as 46 residential units across 47 floors, with roughly 76,000 square feet of total building area. With so few homes for that many floors, expect a mix that includes true full-floor and multi-level residences toward the top of the range. Ther are also 11 parking spaces.

A Full-Service Tower at the edge of Cadman Plaza
One Montague Place is not a boutique conversion; it is a proper full-service high-rise at the juncture of Brooklyn Heights and Downtown Brooklyn- the ideal proximity to charm and convenience. This current dated bank building was such an eyesore that I am personally excited for this upgrade. The units facing East toward Cadman Plaza and the Post Office will also have wide-open views and impressive natural light.
The Most Convenient Location
The N and R at Court Street are about a 1-minute walk.
The 2, 3 and 4,5 at Borough Hall are about 2 minutes.
The A, C, and F at Jay Street-MetroTech are about 5 minutes.
The A and C at High Street are about 7 minutes.
The zoned elementary school is P.S. 008 Robert Fulton in District 13.
Walkable to the Brooklyn Heights Promenade, Brooklyn Bridge Park, and the Court Street and Montague Street corridors.
Designed for High-End Brooklyn Living
A new tower at this scale is rare in this pocket of Brooklyn, and it fills the space that has traditionally sat between the low-rise historic streets of Brooklyn Heights and the taller Downtown Brooklyn skyline. For a buyer who wants a brand-new high-rise home with easy access to both worlds, One Montague Place is worth following early. The premium floorplans facing South and East are always the ones that move into contract quickly in these projects.

River Park is a very comparable project by this developer to understand what’s coming.
One Clinton Hill is a block away and finished recently as well, so I think this will provide a somewhat price preview- except that this building will naturally increase prices.
