233 Vernon Avenue’s offering plan was submitted to the New York State Attorney General on December 15, 2025, and it is currently awaiting acceptance. That means no units are for sale yet, there is no public pricing, and reservations cannot be taken. From here it typically takes about 6 to 12 months for the Attorney General to review and accept a plan.
The Numbers So Far
This is one of the smallest new offerings around: just two residences inside roughly 2,100 square feet across four floors. These will be smaller units that I would guess are purchased by investors.
