Welcome to 150 Prospect Park West, the largest of the new Park Slope condominium projects I am tracking. It is a thirty-residence building, six stories with an elevator, sitting right on Prospect Park West with the park essentially across the street. This is also a unique one because it is a conversion from a rental building to a condo. This will have more timing nuances, but as I personally live in a building like this that was converted in 2006, I think these are real opportunities for pre-war charm blended with modern conveniences.
New condominiums with an elevator directly on the park are extremely rare- I expect these to be quite a in-demand commodity once completed.
Where Things Stand
Here is where things stand: 150 Prospect Park West's offering plan was submitted to the New York State Attorney General on November 26, 2025, and it is currently awaiting acceptance. That means no units are for sale yet, there is no public pricing, and reservations cannot be taken. From here, it typically takes about 6 to 12 months for the Attorney General to review and accept a plan. At thirty units, this one will have a real sales launch once it is accepted, so getting on the early list is worth doing now.
Because this is a conversion, the timeline will vary depending on what this means, but once the process is accepted, they will start communicating. Most conversion plans in NYC are non-eviction, which means tenants who do not want to buy cannot be forced out, and tenants in occupancy get an exclusive 90-day window to purchase their unit at an insider price before it goes to the broader market. Senior and disabled tenants may also qualify for additional long-term protections.
The Numbers So Far
The plan calls for 30 residences across six floors totaling roughly 35,300 square feet, a mix of one-, two-, and three-bedroom homes. This is a full-scale elevator building rather than a brownstone conversion. Pricing will be released once the Attorney General accepts the plan.

The F and G at Seventh Avenue are about a 4-minute walk.
The D, N, and R at Fourth Avenue and Ninth Street are about 15 minutes.
The B, Q, and S at Prospect Park are about 16 minutes.
The 2 and 3 at Grand Army Plaza are about 17 minutes.
District 15-zoned elementary school is P.S. 107 John W. Kimball.
Prospect Park is essentially across the street, with the Long Meadow, playgrounds, and the Greenmarket all close by.
