Boerum Hill at a glance

When a search is split between "I'm a Manhattan person" and "I want Brooklyn," Boerum Hill is the neighborhood I suggest most often. Tucked between Downtown Brooklyn, Cobble Hill and Fort Greene, it offers Manhattan convenience with Brooklyn charm: tree-lined brownstone blocks, local cafes, bakeries, wine bars and bookstores, and within roughly a 10-minute walk you can reach every subway line except the L. Atlantic Avenue divides it: north of Atlantic feels newer, with high-rises closer to Downtown Brooklyn, and south of Atlantic has the pre-war townhouses and brownstone condos that look a lot like Cobble Hill.

Is Boerum Hill a good place to live?

For a lot of buyers, yes: it has some of the shortest commutes to both FiDi and Midtown on this site, landmarked brownstone blocks, and a deep condo market. The trade-offs are limited inventory in a small neighborhood, and construction along Atlantic Avenue.

Why people love it

  • Atlantic Avenue-Barclays Center (2, 3, 4, 5, B, D, N, Q, R and the LIRR), Hoyt-Schermerhorn (A, C, G), Nevins Street and Bergen Street are all close by.

  • The Boerum Hill Historic District, more than doubled in 2018, protects the brownstone blocks south of Atlantic.

  • It's really a tale of two markets: the classic brownstone blocks people picture, and the newer condo buildings north of Atlantic.

Trade-offs to know

  • It's one of the smallest neighborhoods in Brooklyn, so there are fewer listings at any one time.

  • Atlantic Avenue is busy, and there is major construction on it, including the city's large project at 275 Atlantic Avenue, expected to finish in 2029.

  • Co-ops are rare (15 sales this year), so most apartment buyers are choosing among condos.

Boerum Hill home prices in 2026

The headline numbers dipped, but that's the mix of what sold, not the market: 2025 was full of new-development condo closings at around $2 million each, and 2026 has had far fewer. Townhouse prices held flat, and rents rose 6% to 10% depending on size.

Co-op, condo or townhouse: what your budget buys in Boerum Hill

Boerum Hill is really a tale of two markets. Most people picture its brownstones, but condos make up most of the sales (78 this year, vs. 36 townhouses and 15 co-ops) because that is where the inventory is: the newer high-rises have far more units, while the historic blocks see fewer listings. So the high-rise inventory dominates the numbers here. The median townhouse costs about twice the median condo.

12% / 60% / 28%

2018

the year the Boerum Hill Historic District more than doubled, adding 288 buildings

Atlantic Avenue divides Boerum Hill. South of Atlantic, the Boerum Hill Historic District (1973) and its 2018 extension protect brownstone blocks on streets like Dean, Bergen, Pacific and Wyckoff, with mostly pre-war townhouses and condos in small conversions. North of Atlantic, toward Downtown Brooklyn, are newer mid-rise and high-rise condos. Those buildings have far more units than the historic blocks, which see fewer listings, so the high-rise inventory dominates the sales numbers even though the brownstones are what most people picture. New development drives a lot of the sales here: 2025 had a wave of new condo closings, which is why the 2-bedroom median looks lower this year, and newer projects include 540 Atlantic Avenue, two eight-story wings with 159 homes between Third and Fourth Avenues.

What it costs to own vs. rent in Boerum Hill

to own a median 2-bedroom condo (20% down, mortgage plus common charges)

$5,400/mo

$3,850/mo

the ownership premium

That premium buys you agency over your housing: no renewal surprises, and the freedom to renovate, stay put and make the space your own. It is also a long-term play. The median 2-bedroom here is up about 43% since 2016, from $1,038,615 to $1,490,000, so if you plan to stay, the equity you build can make the higher monthly cost worth it.

Source: RealPlus closed sales and rentals, Jan 1 to Oct 31, 2026. Median 2-bedroom condo $1,501,051 with 20% down, 30-year fixed at 7.24% (Freddie Mac weekly average, Oct 29, 2026), plus about $1,050 common charges. Condo figure excludes property taxes. Life in Boerum Hill: my favorites

Parks and playgrounds: Sixteen Sycamores Playground on Schermerhorn Street, built by the WPA in 1935, is the only playground technically in Boerum Hill, but you're close to everything: many people head to Carroll Park or the Dean Street Playground too. See my Best Brooklyn Playgrounds guide.

Culture: the Boerum Hill Historic District, the Pacific Library on Fourth Avenue (Brooklyn's oldest Carnegie library, opened in 1905), the shops along Atlantic Avenue, and Barclays Center on the east edge.

Indoor play: see my Indoor Playgrounds by Neighborhood guide.

My favorite restaurants

  • Anaïs (196 Bergen St): a wine bar, and my pick for outdoor seating.

  • Gage & Tollner (372 Fulton St): for a special event, just over the line in Downtown Brooklyn.

  • Rucola (190 Dean St): a cozy Northern Italian spot with fresh, seasonal dishes.

  • Grand Army (336 State St): for meeting up with friends.
