What a Parking Space Costs in a New Brooklyn or Manhattan Condo (2026)

DATA DROP - PARKING

Last updated: November 3, 2026

Parking space prices in new Brooklyn and Manhattan condos by neighborhood, median price vs. spaces offered since 2020

This post is part of the Decode Data Drop, my weekly series where I pull the real numbers behind New York real estate and share what they actually mean for buyers. Receipts, not vibes. A new drop goes up every Thursday on Instagram, so follow along at @katiekeatejohnson to catch the next one.

Every buyer who owns a car asks me the same thing on a new development tour: does it come with parking, and what does that cost? Sponsors rarely put the number on the listing. It lives in the offering plan, buried in the Schedule A price list.

So I pulled every parking space offered in Brooklyn and Manhattan condos that launched sales since 2020. This is what a deeded spot actually costs, where it costs the most, and why the next wave of buildings may not have many to sell at all.

Quick Overview

  • $75K is the median price of a parking space in a new Brooklyn condo.

  • $175K is the Manhattan median, about 2.3 times Brooklyn, and only 10 new Manhattan condos since 2020 sold parking at all.

  • $200K to $50K is the Brooklyn spread by neighborhood, from Dumbo and Boerum Hill down to Bushwick.

Brooklyn vs. Manhattan

Brooklyn and Manhattan new condos · Sales launched 2020 or later · Median offering price

A spot in a new Brooklyn condo runs about $75K. In Manhattan it is $175K. The bigger surprise is how few Manhattan buildings sell parking at all: just 10 since 2020, because most of Manhattan never required it.

Good to Know

  • These are offering-plan prices. I used the sponsor price for each space, not sold prices. Parking often closes on the same deed as the apartment, so sold prices cannot be trusted for this.

  • Medians, not averages. A few big buildings like One High Line would pull an average way up.

  • The rules changed. City of Yes (passed December 5, 2024) removed parking requirements in most of Manhattan and western Brooklyn, and cut them to about 25% of units in much of the rest of Brooklyn, down from 50 to 70%. Lots 25 feet wide or narrower need none.

  • Most of these buildings were required to build parking. The first condos planned under the new rules will likely deliver 2027 to 2029, and many will build fewer spaces or none.

  • Existing garages stay. A building cannot remove its spaces without city approval.
