Where Things Stand

Where things stand: the offering plan for 757 Flatbush Avenue was accepted by the New York State Attorney General on April 23, 2025, which means estimated pricing is public. The developer is currently targeting completion in 2027, and as of this writing units have not hit the public listing sites yet, so this is still an early look.

One-bedrooms: 75 homes, $680,000 to $985,000 (553 to 743 square feet)

Two-bedrooms: 49 homes, $1,085,000 to $1,600,000 (886 to 1,147 square feet)

Three-bedrooms: 3 homes, $1,515,000 to $1,725,000 (1,175 to 1,233 square feet)

Parking is a real differentiator here: 67 licensed spaces in an automated parking system (entrance on Lenox Road), offered at $50,000 each, plus 42 private storage spaces averaging about $16,300. All of this is estimated based on the offering plan. This can change slightly, and amendments end up being filed before things are delivered.
