Estimated Pricing Filed for Six Condos at 280 19th Street in Greenwood Heights

Welcome to The Linden at 280 19th Street, a new five-story elevator building with six condos where the South Slope meets Greenwood Heights, a few blocks from Green-Wood Cemetery and the R at Prospect Avenue. The homes run from a studio to a full-floor three-bedroom and two penthouses with private roof terraces, at some of the most approachable prices for new construction in this part of Brooklyn. The New York State Attorney General has accepted the offering plan, so estimated pricing is now on file.

Where Things Stand

The offering plan for The Linden Condominium was submitted on February 20, 2026 and accepted by the New York State Attorney General on September 22, 2026. Acceptance means the sponsor has filed its full disclosure with the state, including the price schedule, the projected building budget and the projected first closing, and can now sign contracts. Nothing is listed yet. A first amendment followed on October 27, 2026, and the sponsor expects the first closing by January 1, 2027. Join my early access list below and you'll hear about the sales launch before it reaches StreetEasy.

What the Offering Plan Shows

These are estimates from the sponsor's offering plan. Prices and costs can change through amendments before sales launch.

  • Six residences: a studio and a one-bedroom on the ground floor, each with lower-level space, a full-floor three-bedroom, a compact one-bedroom, and two two-bedroom penthouses

  • Estimated pricing: the studio at $620,000; one-bedrooms from $680,000 to $1,420,000 (the garden home); the three-bedroom at $1,500,000; penthouses from $1,560,000 to $1,680,000; $7,460,000 in total

  • Estimated price per square foot: about $1,700 across the building's living space

  • Estimated monthly costs: common charges plus real estate taxes of about $708 to $1,917 per month

  • Taxes: no tax abatement, so the tax estimates are the full amount

  • Projected first closing: by January 1, 2027

All figures are estimates from the offering plan and subject to change.

New to offering plans? The offering plan is the legal document that creates the condo and lays out every detail of the purchase, including the sponsor's estimates. Reach out with any questions about how it works.

Buying in a New Development?

New construction works differently than a resale: offering plans, sponsor contracts, closing costs and timelines all have their own rules.

A Closer Look at the Building

The Linden is new construction on the site of an old one-family house: five stories over a cellar, one entrance on 19th Street and an elevator to every floor. It's all electric, with Mitsubishi ductless heating and cooling, a heat pump water heater, a Bertazzoni induction range and a Bosch washer and dryer in every home.

Residence 1A ($620,000): a 338-square-foot studio on the first floor with a kitchen, bath and laundry, and a spiral stair down to a 328-square-foot lower level with a powder room.

Residence 1B ($1,420,000): a 533-square-foot one-bedroom on the first floor with a living and dining room, an open kitchen and a small balcony, set beside a 770-square-foot private yard garden. Downstairs, a 492-square-foot lower level with a powder room opens to its own 196-square-foot terrace.

Residence 2 ($1,500,000): the whole second floor, 1,036 square feet with three bedrooms and two baths. The living and dining room and kitchen take one end, the primary bedroom with its own bath and the other two bedrooms the rest, with a balcony at each end of the floor.

Residence 3 ($680,000): a 470-square-foot one-bedroom on the third floor with a 134-square-foot balcony.

Penthouse 1 ($1,680,000): about 1,050 square feet over three levels. Both bedrooms, including the primary with its own bath, are on the third floor, the living room and eat-in kitchen are on the fourth with a balcony on each floor, and a stair leads to a private 342-square-foot roof terrace on the fifth.

Penthouse 2 ($1,560,000): a 963-square-foot duplex on the fourth and fifth floors. The fourth floor has the living and dining room, the kitchen and a bedroom with a bath. A spiral stair leads up to the primary suite and a family room that looks down over the double-height living room, and above it all is a private 616-square-foot roof terrace with a planted green roof. Each floor has its own small balcony.

Greenwood Heights Highlights

Greenwood Heights sits on the high ground between the South Slope and Sunset Park, right beside Green-Wood Cemetery, whose 478 acres of paths and hills work as the neighborhood's park. The blocks are a mix of rowhouses and small walk-ups, and 5th Avenue brings restaurants, bars and coffee within a few minutes' walk, with a quieter, more residential feel than the Slope to the north.

  • The R at Prospect Avenue, about a 5-minute walk

  • The B63 bus on 5th Avenue, about a block away

  • Green-Wood Cemetery and the restaurants and cafes along 5th Avenue, a few minutes away

Katie's Take

I track every new development filing in Brooklyn, and The Linden stands out in the South Slope and Greenwood Heights pipeline for its entry points: a studio at $620,000 and a one-bedroom at $680,000 are hard to find in new construction around here, where most new buildings are aimed at families, like 270 14th Street, which has been selling at about $1,450 a square foot. The Linden's higher figure of about $1,700 a foot reflects smaller homes rather than bigger price tags. With an elevator, monthlies under $2,000 and penthouses under $1.7 million, it's one to watch if you want new construction without stretching for a family-sized home, and 240 19th Street, a 37-condo filing on the same street, is still waiting on its own pricing.
