Offering Plan Filed for 37 Condos at 240 19th Street in Park Slope

240 19th Street is a planned 37-condo building on the corner of 5th Avenue in the South Slope, which makes it the largest pending condo filing I'm tracking in Park Slope. The site sits between the R at Prospect Avenue and the main gate of Green-Wood Cemetery. The sponsor is Psz5 LLC.

Where Things Stand

The offering plan for 240 19th Street showed up in filing reports on October 19, 2026, and is awaiting acceptance by the New York State Attorney General. No homes are for sale yet, there is no public pricing, and reservations can't be taken. Across the 55 Brooklyn projects I've tracked from filing to acceptance, most were accepted 5 to 9 months after filing (about 7 months is typical), which points to acceptance between roughly March and July 2027. Join my early access list below and you'll hear about pricing and launch timing before it reaches StreetEasy.

What We Know So Far

  • 37 condos, on a corner lot at 5th Avenue and 19th Street

  • A projected sellout of $52,240,000 listed with the filing, an average of about $1.4 million per home

  • Likely a mix weighted toward one- and two-bedroom homes, based on that average (the final mix isn't public yet)

  • Offering plan filed: reported October 19, 2026

  • What's next: Attorney General review typically takes several months, and pricing becomes public once the plan is accepted

Buying in a New Development?

New construction works differently than a resale: offering plans, sponsor contracts, closing costs and timelines all have their own rules.

A Closer Look at the Building

Thirty-seven homes is a big number for this part of Brooklyn, where most new condo buildings have somewhere between two and twelve. A building this size usually means more choice of layouts and floors, and a better chance of finding the right home without waiting for the next small project. City records still show the older three-story walk-up on the corner, so the new building's height, amenities and whether it has an elevator aren't public yet. Those details, along with finishes and common charges, will come with the accepted plan.

Park Slope Highlights

Park Slope is the Brooklyn neighborhood most people picture when they picture Brooklyn: brownstone-lined blocks, Prospect Park at your doorstep, and the shops and restaurants of 5th and 7th Avenues. 240 19th Street sits at the southern end of the South Slope, where 5th Avenue's restaurants and bars run right past the door and Green-Wood Cemetery is a few blocks away.

  • The R at Prospect Avenue, about a 6-minute walk

  • The R at 25th Street, about 8 minutes

  • Green-Wood Cemetery's main gate at 25th Street, about a 7-minute walk

Katie's Take

I track every new development filing in Brooklyn, and 240 19th Street is the largest pending filing in Park Slope, ahead of 150 Prospect Park West's 30 homes and well beyond the 4 to 10 home buildings that make up most of the South Slope pipeline. Its average of about $1.4 million per home points to smaller layouts than nearby family-size projects like 308 14th Street, so it is likely to be one of the more approachable ways into South Slope new construction. The Linden at 280 19th Street, a few doors down, was accepted about seven months after filing, so if this one follows a similar path, pricing could be public by late spring 2027.
