Ten New Park Slope Condos with Room to Grow at 308 14th Street

Welcome to 308 14th Street, a 10-unit condominium being built from the ground up in Park Slope, Brooklyn. What sets this one apart is the size of the homes. The building runs about 14,800 square feet across 10 residences, which works out to roughly 1,500 square feet per home on average, a real footprint for a boutique Park Slope building. So many new construction residents build under 1,000 square foot units so the size here is very attractive.

Where Things Stand

Where things stand: 308 14th Street's offering plan was submitted to the New York State Attorney General on October 31, 2025, and it is currently awaiting acceptance. That means no units are for sale yet, there is no public pricing, and reservations cannot be taken. From here, it typically takes about 6 to 12 months for the Attorney General to review and accept a plan. If this building is on your radar, now is the time to start the conversation, well before it is marketed to the public. I would expect to see acceptance by the Fall 2026- that will include rough floor plans and pricing.

The Numbers So Far

The offering plan has not yet been accepted, so unit pricing and the full sell-out figure are not public yet. What we do know: 10 residences across roughly 14,850 square feet works out to about 1,500 square feet per home. If the unit mix holds to that average, these are good-sized three-bedroom homes by Park Slope new-development standards. I will update this post with pricing once the Attorney General accepts the plan.

A Boutique Condo Experience

With 10 residences across five floors, 308 14th Street is a small-scale building. It is new construction, which means modern systems, modern layouts, and the chance to be the very first owner of your home. The owner entity is Townhouse 308 LLC, and the architect of record is Rise Architecture. Final finishes and the unit mix will be released when the plan is accepted.

The Heart of Park Slope

Park Slope is the Brooklyn neighborhood most people picture when they picture Brooklyn: brownstone-lined streets, Prospect Park at your doorstep, and quiet blocks full of brownstone charm. 308 14th Street puts you in the south-of-the-park-side stretch of the neighborhood:

  • The D/N/R trains at Prospect Avenue are a 6-minute walk, and the F and G at 7th Avenue are about 7 minutes.

  • The building is zoned to District 15. The local elementary is P.S. 124 Silas B. Dutcher.

  • Prospect Park is a short walk east, with the YMCA, Pasta Louise, and NiteHawk Cinema all convenient local draws as well.

Designed for Modern Brooklyn Living

New-construction condos in Park Slope are not as rare as they used to be, but 10 units with average layouts approaching 1,500 square feet is a different proposition. This is a building sized for buyers who need real space, in a neighborhood where families come first.
