Five Boutique Condos Beside Fort Greene Park at 177 Washington Park

Welcome to 177 Washington Park, a boutique five-unit condominium being built from the ground up in Fort Greene, Brooklyn. The address says a lot here: Washington Park is the street that runs along the eastern edge of Fort Greene Park, so this is park-side living in one of Brooklyn's most beloved historic neighborhoods with very limited supply.

Where Things Stand

Where things stand: 177 Washington Park's offering plan was submitted to the New York State Attorney General on April 30, 2026, and it is currently awaiting acceptance. That means no units are for sale yet, there is no public pricing, and reservations cannot be taken. From here, it typically takes about 6 to 12 months for the Attorney General to review and accept a plan. This is one of the freshest filings I am tracking, submitted just a couple of weeks ago, so if it is on your radar, now is an excellent time to start the conversation and begin early planning for a market survey.

The Numbers So Far

The offering plan has not yet been accepted, so unit pricing and the full sell-out figure are not public yet. What we do know: the building holds five residences across roughly 6,350 square feet, which works out to about 1,270 square feet per home on average, a comfortable size for a boutique building. I will update this post with pricing once the Attorney General accepts the plan and we get more details. Given this high-end proximity near the park, I would expect these to be a premium price, somewhat similar to 144 Vanderbilt Ave.

A Boutique Condo Experience

With just five residences across five floors, 177 Washington Park is about as boutique as new construction gets. It is built from the ground up, which means modern systems, modern layouts, and the chance to be the very first owner of your home. The developer is RH Brooklyn Capital, and the architect of record is Kane AUD. Final finishes and the unit mix will be released when the plan is accepted.

The Heart of Fort Greene

Fort Greene is Brooklyn's cultural neighborhood, anchored by BAM, the Mark Morris Dance Group, and a community of brownstones and historic blocks. 177 Washington Park puts you right at its green heart:

  • Fort Greene Park is essentially at your doorstep, with its playgrounds, the Saturday farmers market, and one of the most loved public spaces in the borough.

  • The G train at Fulton Street is a 7-minute walk, the A and C at Lafayette Avenue are about 8 minutes, and the 2/3/4/5 at Nevins Street and the B/D/N/Q/R at DeKalb Avenue each are about 9 minutes.

  • Atlantic Avenue and Barclays Center are an 11-minute walk from the full transit hub.

  • The building is zoned to District 13, with P.S. 020 Clinton Hill as the elementary school.

  • Walkable to BAM, the Brooklyn Cultural District, and the cafes and restaurants along DeKalb Avenue and Fulton Street, with some of the most in-demand restaurants like Sailor and Theodora down the block.

Designed for Modern Brooklyn Living

A five-unit new-construction building directly on Fort Greene Park is a rare thing. The neighborhood's historic character means new development at this scale, and this location does not come along often. For buyers who want a brand-new home with the park as their front yard, this is exactly the type of project worth knowing about before the rest of the market does.
