Offering Plan Filed for Six Condos at 321 Division Avenue in Williamsburg

321 Division Avenue is an existing South Williamsburg building being renovated into six condos, a couple of minutes from the J and M at Hewes Street and close to the Williamsburg Bridge. The sponsor is Div - Av LLC.

Where Things Stand

The offering plan for 321 Division Avenue showed up in filing reports on October 13, 2026, and is awaiting acceptance by the New York State Attorney General. No homes are for sale yet, there is no public pricing, and reservations can't be taken. Across the 55 Brooklyn projects I've tracked from filing to acceptance, most were accepted 5 to 9 months after filing (about 7 months is typical), which points to acceptance between roughly March and July 2027. What We Know So Far

  • Six condos in an existing building that is being fully renovated

  • Home sizes and the bedroom mix aren't public yet

  • No elevator on record

  • Offering plan filed: reported October 13, 2026

  • What's next: Attorney General review typically takes several months, and pricing becomes public once the plan is accepted

Buying in a New Development?

New construction works differently than a resale: offering plans, sponsor contracts, closing costs and timelines all have their own rules.

A Closer Look at the Building

A gut renovation keeps an existing building's footprint but replaces the systems, layouts and finishes, so buyers get new-condo interiors on an established block. With six homes, it is still a small building with modest shared costs. Floor plans, outdoor space, finishes and common charges will be public once the plan is accepted.

Williamsburg Highlights

South Williamsburg, below Broadway, is quieter and more residential than the blocks around Bedford Avenue, with Lee Avenue's shops, Rodney Park and the Williamsburg Bridge all close by. Peter Luger and the restaurants along Broadway are a short walk.

  • The J and M at Hewes Street, about a 2-minute walk

  • The J, M and Z at Marcy Avenue, about 5 minutes

  • The G at Metropolitan Avenue and the L at Lorimer Street, about 11 to 13 minutes

Katie's Take

I track every new development filing in Brooklyn, and 321 Division Avenue is one of three small condo filings within a few blocks of each other in South Williamsburg this fall, with 449 Broadway and 245 Hooper Street. It is the only one of the three that renovates an existing building rather than building new, which usually means slightly lower pricing and more character, but also older bones behind the new finishes. Until sizes and prices are public, the useful move is to get on the list for all three and compare them side by side when they launch.

Your next Brooklyn home may be closer than you think. Let's talk.
