97 Devoe Street is a new five-condo building planned for East Williamsburg, on a residential block a few minutes from the L at Lorimer Street and Graham Avenue and the G at Metropolitan Avenue. It replaces an older house on the lot. The sponsor is 97 Devoe LLC.
Where Things Stand
The offering plan for 97 Devoe Street was submitted to the New York State Attorney General on October 20, 2026, and is awaiting acceptance. No homes are for sale yet, there is no public pricing, and reservations can't be taken. Across the 55 Brooklyn projects I've tracked from filing to acceptance, most were accepted 5 to 9 months after filing (about 7 months is typical), which points to acceptance between roughly March and July 2027. What We Know So Far
Five condos in a new building
About 7,020 square feet of construction floor area on the building permit, so homes likely average about 1,400 square feet or a little less
Likely three-bedroom homes (the final mix isn't public yet)
A projected sellout of $7,750,000 listed with the filing, an average of about $1.55 million per home
A walk-up, with no elevator on record
Offering plan filed: October 20, 2026
What's next: Attorney General review typically takes several months, and pricing becomes public once the plan is accepted
Buying in a New Development?
New construction works differently than a resale: offering plans, sponsor contracts, closing costs and timelines all have their own rules.
A Closer Look at the Building
Five homes in a new building on a narrow Williamsburg lot usually means one home per floor, or a mix of floor-throughs and a duplex at the top or bottom. New construction means modern systems and layouts, and at this size the homes should work for a family, which is unusual in a neighborhood where most new condos are studios and one-bedrooms. Outdoor space, finishes and common charges will be public once the plan is accepted.
Williamsburg Highlights
This part of Williamsburg, east of the BQE around Lorimer Street and Graham Avenue, mixes older frame houses with newer small buildings, and it is close to the restaurants and bars on Metropolitan Avenue and Grand Street. McCarren Park is about ten minutes north.
The L at Lorimer Street and the G at Metropolitan Avenue, about a 4 to 6-minute walk
The L at Graham Avenue, about 4 minutes
McCarren Park, about 10 minutes
Katie's Take
I track every new development filing in Brooklyn, and 97 Devoe Street stands out as a family-size filing in a part of Williamsburg where most new condos are much smaller. The principals on this filing also appear on 117 Powers Street nearby, which is selling now at an average of about $1,500 per square foot. At roughly $1.55 million per home, the projected sellout here is well under what that pace would suggest for homes this size, so either the homes will come in smaller than the permit suggests or this could be good value for the area. That is the first thing I will check when pricing comes out.
