Offering Plan Filed for Ten Condos at 38 Troutman Street in Bushwick

38 Troutman Street is a new ten-condo building planned for the western edge of Bushwick, a few minutes from the J, M and Z at Myrtle Avenue. With homes likely in the studio and one-bedroom range, it is one of the more affordable new condo filings I'm tracking in Brooklyn. The sponsor is 38 Troutman Street LLC.

Where Things Stand

The offering plan for 38 Troutman Street was submitted to the New York State Attorney General on July 30, 2026, and is awaiting acceptance. No homes are for sale yet, there is no public pricing, and reservations can't be taken. Across the 55 Brooklyn projects I've tracked from filing to acceptance, most were accepted 5 to 9 months after filing (about 7 months is typical), which points to acceptance between roughly January and April 2027. Join my early access list below and you'll hear about pricing and launch timing before it reaches StreetEasy.

What We Know So Far

  • Ten condos in a new building

  • About 6,770 square feet of floor area on the building permit, so homes likely average about 680 square feet

  • Likely studios and one-bedrooms (the final mix isn't public yet)

  • A projected sellout of $7,050,000 listed with the filing, an average of about $705,000 per home

  • A walk-up, with no elevator on record

  • Offering plan filed: July 30, 2026

  • What's next: Attorney General review typically takes several months, and pricing becomes public once the plan is accepted

Buying in a New Development?

New construction works differently than a resale: offering plans, sponsor contracts, closing costs and timelines all have their own rules.

A Closer Look at the Building

Ten smaller homes in a new walk-up is a format built for first-time buyers: new systems, new kitchens and baths, and common charges spread across ten owners. Outdoor space, finishes and common charges will be public once the plan is accepted.

Bushwick Highlights

Bushwick is known for its converted warehouses, street art and a deep bench of restaurants, bars and coffee shops, with Maria Hernandez Park at its center. This corner of the neighborhood, near where Broadway meets Myrtle Avenue, sits right on the Bed-Stuy and Williamsburg lines.

  • The J, M and Z at Myrtle Avenue, about a 4-minute walk

  • The J and M at Flushing Avenue, about 12 minutes

  • The L at Morgan Avenue, about 14 minutes

Katie's Take

I track every new development filing in Brooklyn, and 38 Troutman Street is one of the few new condos I see where the average home is projected at well under $1 million. The other Bushwick projects I follow are similar in spirit: 1230 Putnam Avenue has been selling at about $770 per square foot and 350 Weirfield Street averages about $840,000 per home in its plan, so at about $1,040 per square foot of building, 38 Troutman is aiming a bit higher than its neighbors. For a first-time buyer who wants new construction near the J, M and Z, it is worth comparing against Bushwick resales, which often offer more space for the money.
