Offering Plan Filed for Nine Condos at 402 Manhattan Avenue in Williamsburg

402 Manhattan Avenue is a new nine-condo building planned for Williamsburg near the Greenpoint line, a few minutes from McCarren Park and the L at Graham Avenue. With homes likely in the three-bedroom range, it is one of the more family-oriented filings I'm tracking in the neighborhood. The sponsor is 404 Manhattan Ave LLC, tied to Poise Property Group, which is also behind 151 Freeman Street in Greenpoint.

Where Things Stand

The offering plan for 402 Manhattan Avenue was submitted to the New York State Attorney General on October 20, 2026, and is awaiting acceptance. No homes are for sale yet, there is no public pricing, and reservations can't be taken. Across the 55 Brooklyn projects I've tracked from filing to acceptance, most were accepted 5 to 9 months after filing (about 7 months is typical), which points to acceptance between roughly March and July 2027. Join my early access list below and you'll hear about pricing and launch timing before it reaches StreetEasy.

What We Know So Far

  • Nine condos in a new building, on a lot that covers 402 and 404 Manhattan Avenue

  • About 13,270 square feet of construction floor area on the building permit, so homes likely average about 1,470 square feet or a little less

  • Likely three-bedroom homes (the final mix isn't public yet)

  • A projected sellout of $19,975,000 listed with the filing, an average of about $2.2 million per home

  • Offering plan filed: October 20, 2026

  • What's next: Attorney General review typically takes several months, and pricing becomes public once the plan is accepted

Buying in a New Development?

New construction works differently than a resale: offering plans, sponsor contracts, closing costs and timelines all have their own rules.

A Closer Look at the Building

Nine homes averaging close to 1,500 square feet is a rare format in Williamsburg, where most new construction is built around studios and one-bedrooms. A double-wide lot gives the building room for wider layouts than a typical 20 or 25-foot Brooklyn lot. Whether there is an elevator, plus outdoor space, finishes and common charges, will be public once the plan is accepted.

Williamsburg Highlights

This stretch of Manhattan Avenue sits between the heart of Williamsburg and Greenpoint, with McCarren Park's fields, track and pool to the west and the cafes and restaurants of Graham Avenue and Metropolitan Avenue close by.

  • McCarren Park, about a 5-minute walk

  • The L at Graham Avenue, about 7 minutes

  • The L at Lorimer Street and the G at Metropolitan Avenue, about 9 to 11 minutes

Katie's Take

I track every new development filing in Brooklyn, and 402 Manhattan Avenue is one of the few Williamsburg filings sized for families, at an average of about $2.2 million per home. That works out to roughly $1,500 per square foot of building, in line with smaller buildings selling nearby like 117 Powers Street and 636 Lorimer Street and well below the roughly $2,000 per square foot the same developer is getting at 151 Freeman Street in Greenpoint. If you need three bedrooms near McCarren Park and don't want a townhouse, this is one to get in front of early.
