Four Restored Condos in the Fort Greene Historic District at 39 South Portland Avenue
Welcome to 39 South Portland Avenue, also known as The 39 South Portland Avenue Condominium, a four-unit restoration in the heart of the Fort Greene Historic District. Set between DeKalb and Lafayette Avenues on a landmarked row of brownstones, this project takes a 19th-century four-unit building and rebuilds it into modern condominium residences. The offering plan is accepted, units are coming to market, and the location is some of the best transit in brownstone Brooklyn.
Where Things Stand
Where things stand: 39 South Portland Avenue's offering plan was accepted by the New York State Attorney General on March 11, 2025, which means the sponsor can take reservations, sign contracts, and close sales. All four units are being offered for the first time under this plan, and the building is in that window between acceptance and active broad-market sales. If it is on your radar, this is the right time to be in the conversation, before the listings hit the wider audience.
The Numbers
Here is what the offering plan lists for each residence, with private outdoor space noted where applicable: N
Unit 1. 4 bedrooms, 3.5 baths. 2,037 sq ft of habitable space plus an 888 sq ft cellar, with a private 1,087 sq ft yard. Offering plan price: $4,750,000.
Unit 2. 2 bedrooms, 2 baths. 936 sq ft. Offering plan price: $1,850,000.
Unit 3. 2 bedrooms, 2 baths. 936 sq ft, with a private 558 sq ft roof terrace. Offering plan price: $1,995,000.
Unit 4. 2 bedrooms, 2 baths. 936 sq ft, with a private 389 sq ft roof terrace. Offering plan price: $1,995,000.
Note: these are estimated list prices; these are subject to change prior to any listing, depending on a variety of market conditions.
The total projected sell-out per the offering plan is $10,590,000 across the four homes. Common charges across the building total roughly $2,150 per month, with projected real estate taxes around $2,477 per month. Each unit's share is allocated by Common Interest, which runs from about 17 percent for Units 2 through 4 to about 45 percent for Unit 1.
These are forecasted to be premium units with these prices and monthly carrying costs. The demand for prime Fort Greene is quite high, and the inventory is so limited. Not much hits the market like this.

A Boutique Condo Experience
The building is a landmark-designated brownstone in the Fort Greene Historic District, which means any renovation work must be approved by the NYC Landmarks Preservation Commission. The plan keeps the four-unit residential layout the building has always had. The ground-floor home gets a townhouse-style profile with a private yard, a cellar, and four bedrooms. Units 2 through 4 are floor-through two-bedroom layouts, with Units 3 and 4 each featuring a private roof terrace.
The sponsor is 39 Ventures LLC, with Vadem "Dean" Brodsky as the principal. Mr. Brodsky has been developing in Brooklyn since 2001, with past projects at 580 Carlton Avenue in Prospect Heights, 67 Greene Avenue and 140 Clinton Avenue in Clinton Hill, plus prior condominium offerings at 243 4th Avenue and 277 1st Street in Park Slope and Gowanus. The renovation architect is Paul Christakos Architecture PLLC.
The Heart of Fort Greene
Fort Greene is Brooklyn's cultural neighborhood, anchored by BAM and the Brooklyn Cultural District, with one of the city's most beloved parks at its center. 39 South Portland Avenue sits in the heart of it:
The G train at Fulton Street is a 2-minute walk.
The A and C at Lafayette Avenue are a 3-minute walk.
The B and Q at Atlantic Avenue and Barclays Center and the 2/3/4/5 at Nevins Street are each about 6 to 7 minutes, and the full D/N/Q/R Atlantic Avenue hub is 8 minutes.
The building is zoned to District 13, with P.S. 020 Clinton Hill as the local elementary.
Walkable to Fort Greene Park, BAM, the Mark Morris Dance Group, and the cafes and restaurants along DeKalb Avenue and Fulton Street.
Designed for Modern Brooklyn Living
A four-unit landmark brownstone in the Fort Greene Historic District, with a private-yard townhouse home on the ground floor and floor-through residences with private terraces above, is the kind of project Fort Greene buyers consistently ask me about. A landmark designation means the building's facade will remain true to the block, while the renovation addresses modern systems and layouts inside. For buyers who want the historic shell with a brand-new interior, on one of the most transit-rich blocks in brownstone Brooklyn, this is exactly the type of project worth the call.
