245 Duffield Street is a planned 30-story condo tower in Downtown Brooklyn with 157 homes, a block from the Fulton Mall and within a few minutes of almost every subway line in the borough. It replaces a two-story building on the site, which sold for $31 million. The sponsor is Everstone DU LLC.
Where Things Stand
The offering plan for 245 Duffield Street was submitted to the New York State Attorney General on September 24, 2026, and is awaiting acceptance. No homes are for sale yet, there is no public pricing, and reservations can't be taken. Across the 55 Brooklyn projects I've tracked from filing to acceptance, most were accepted 5 to 9 months after filing (about 7 months is typical), which points to acceptance between roughly February and June 2027. What We Know So Far
157 condos in a new 30-story mixed-use tower
About 152,600 square feet of construction floor area on the building permit, so homes likely average a bit under 970 square feet
Likely a mix centered on one- and two-bedroom homes (the final mix isn't public yet)
Offering plan filed: September 24, 2026
What's next: Attorney General review typically takes several months, and pricing becomes public once the plan is accepted
Buying in a New Development?
New construction works differently than a resale: offering plans, sponsor contracts, closing costs and timelines all have their own rules.
A Closer Look at the Building
A 30-story tower is a very different way to live than a brownstone conversion: elevators, likely a doorman and shared amenities, and the higher floors should have open views over Downtown Brooklyn. With 157 homes, there will be a wide range of layouts and prices at launch. Amenities, outdoor space, finishes and common charges will be public once the plan is accepted.
Downtown Brooklyn Highlights
Downtown Brooklyn is the borough's transit and shopping hub, with City Point, the Fulton Mall and the restaurants around Albee Square on one side and Fort Greene, Boerum Hill and Brooklyn Heights a short walk in every other direction.
The 2 and 3 at Hoyt Street, about a 2-minute walk
The B, Q and R at DeKalb Avenue, about 3 minutes
The A, C, F and R at Jay Street-MetroTech, about 4 minutes
Fort Greene Park, about 10 minutes
Katie's Take
I track every new development filing in Brooklyn, and 245 Duffield Street is one of the two largest condo filings I'm following in and around Downtown Brooklyn, behind only 95 Rockwell Place in Fort Greene and ahead of 171 Clermont Avenue. Big towers like this launch with a lot of inventory at once, so buyers usually have more choice and more room to negotiate than in a five-unit brownstone conversion, especially on lower floors. If transit and amenities matter more to you than a historic block, this is one to follow, but there is no need to rush once sales open.
