421 Grand Avenue is a five-story Clinton Hill townhouse, built around 1900, that is being converted into five condos, a short walk from Fulton Street and the C at Clinton-Washington Avenues. The sponsor is Habitat Living NYC, the team behind 34 Garfield Place in Park Slope, which sold out, and several other small Brooklyn condo conversions.
Where Things Stand
The offering plan for 421 Grand Avenue was submitted to the New York State Attorney General on October 26, 2026, and is awaiting acceptance. No homes are for sale yet, there is no public pricing, and reservations can't be taken. Across the 55 Brooklyn projects I've tracked from filing to acceptance, most were accepted 5 to 9 months after filing (about 7 months is typical), which points to acceptance between roughly March and July 2027. What We Know So Far
Five condos in an existing five-story townhouse, likely one home per floor
About 5,920 square feet of construction floor area on the building permit, so homes likely average about 1,200 square feet or a little less
Likely two- and three-bedroom homes (the final mix isn't public yet)
A walk-up, with no elevator on record
Offering plan filed: October 26, 2026
What's next: Attorney General review typically takes several months, and pricing becomes public once the plan is accepted
Buying in a New Development?
New construction works differently than a resale: offering plans, sponsor contracts, closing costs and timelines all have their own rules.
A Closer Look at the Building
A five-story townhouse split into five homes usually means one home per floor, with light from both the street and the back of the house. Habitat Living NYC focuses on this kind of project: its finished buildings at 708 Degraw Street, 239 President Street, 340 6th Avenue and 42 Garfield Place are all recorded condominiums, and 34 Garfield Place sold out in Park Slope. Outdoor space, finishes and common charges will be public once the plan is accepted.
Clinton Hill Highlights
Clinton Hill mixes the residential charm of brownstone Brooklyn with the energy of Pratt Institute, with mansion blocks on Clinton and Washington Avenues and Fort Greene and Prospect Heights right next door. Fulton Street's cafes and restaurants are steps from this stretch of Grand Avenue.
The C at Clinton-Washington Avenues, about a 6-minute walk
The C and the Franklin Avenue Shuttle at Franklin Avenue, about 7 minutes
The G at Classon Avenue, about 10 minutes
Katie's Take
I track every new development filing in Brooklyn, and 421 Grand Avenue is a near twin of 139 Clinton Avenue, another five-home conversion of an older Clinton Hill building with homes of about the same size, whose plan has now been pending for nearly a year. Clinton Hill's selling buildings, 124 Washington Avenue, 21 Lefferts Place and 755 Washington Avenue, have averaged roughly $1,300 to $1,500 per square foot, well below the $1,738 Habitat got at 34 Garfield Place in Park Slope, so if pricing here follows the neighborhood rather than the Slope, this could be a sponsor with a sold-out track record at Clinton Hill prices. With two similar buildings in the pipeline, it is worth watching which one gets accepted first.
