Offering Plan Filed for Seven Condos at 449 Broadway in Williamsburg

449 Broadway is a planned seven-condo building at the corner of Broadway and Hewes Street in South Williamsburg, right at the Hewes Street stop on the J and M and a short ride over the Williamsburg Bridge. The filing also appears under the address 322 Hewes Street. The sponsor is Broadway Corner LLC.

Where Things Stand

The offering plan for 449 Broadway was submitted to the New York State Attorney General on October 15, 2026, and is awaiting acceptance. No homes are for sale yet, there is no public pricing, and reservations can't be taken. Across the 55 Brooklyn projects I've tracked from filing to acceptance, most were accepted 5 to 9 months after filing (about 7 months is typical), which points to acceptance between roughly March and July 2027. Join my early access list below and you'll hear about pricing and launch timing before it reaches StreetEasy.

What We Know So Far

  • Seven condos in a new building on a corner lot

  • A projected sellout of $9,052,200 listed with the filing, an average of about $1.3 million per home

  • Likely one- and two-bedroom homes, based on that average (the final mix isn't public yet)

  • No elevator on record

  • Offering plan filed: October 15, 2026

  • What's next: Attorney General review typically takes several months, and pricing becomes public once the plan is accepted

Buying in a New Development?

New construction works differently than a resale: offering plans, sponsor contracts, closing costs and timelines all have their own rules.

A Closer Look at the Building

Seven homes is a small building by Williamsburg standards, where many new condos run to dozens of units. A corner lot usually means more windows and better light than a mid-block site, and being right on top of the train is the main draw here. Floor plans, outdoor space, finishes and common charges will be public once the plan is accepted.

Williamsburg Highlights

South Williamsburg, below Broadway, is quieter and more residential than the blocks around Bedford Avenue, with Lee Avenue's shops and the Williamsburg Bridge close by. Peter Luger and the restaurants under the elevated tracks on Broadway are a short walk.

  • The J and M at Hewes Street, about a 2-minute walk

  • The J, M and Z at Marcy Avenue, about 8 minutes

  • Rodney Park and the Williamsburg Bridge bike path, about 10 minutes

Katie's Take

I track every new development filing in Brooklyn, and 449 Broadway is one of three small condo filings within a few blocks of each other in South Williamsburg this fall, along with 245 Hooper Street and 321 Division Avenue. At about $1.3 million per home it is priced much more like 100 Scholes Street, which is selling homes around $1.27 million on average, than like 245 Hooper's three large homes at about $2.8 million. If you want a newer one- or two-bedroom right on the J and M, this is the kind of filing to be early on, since buildings this size can go quickly once pricing is out.

Your next Brooklyn home may be closer than you think. Let's talk.
