Offering Plan Filed for Two Condos at 964 Bedford Avenue in Bed-Stuy

964 Bedford Avenue is an existing Bed-Stuy building being renovated into just two condos, on the stretch of Bedford Avenue near the Clinton Hill line, a few minutes from the G at Bedford-Nostrand Avenues and the Pratt campus. With only two homes, each one should be big, closer in size to a small townhouse than a typical condo. The sponsor is 964 Bed LLC.

Where Things Stand

The offering plan for 964 Bedford Avenue showed up in filing reports on October 15, 2026, and is awaiting acceptance by the New York State Attorney General. No homes are for sale yet, there is no public pricing, and reservations can't be taken. Across the 55 Brooklyn projects I've tracked from filing to acceptance, most were accepted 5 to 9 months after filing (about 7 months is typical), which points to acceptance between roughly March and July 2027. Join my early access list below and you'll hear about pricing and launch timing before it reaches StreetEasy.

What We Know So Far

  • Two condos in an existing building, reconfigured from four apartments to two on the building permit

  • About 5,160 square feet of construction floor area on the permit, or roughly 2,580 square feet of building per home

  • Likely large family-size layouts, possibly four bedrooms (the final mix isn't public yet)

  • A projected sellout of $5,600,000 listed with the filing, an average of about $2.8 million per home

  • A walk-up, with no elevator on record

  • Offering plan filed: reported October 15, 2026

  • What's next: Attorney General review typically takes several months, and pricing becomes public once the plan is accepted

Buying in a New Development?

New construction works differently than a resale: offering plans, sponsor contracts, closing costs and timelines all have their own rules.

A Closer Look at the Building

Two homes in one building usually means a lower and an upper duplex, each with its own floors and very little shared space. That is about as close to owning a house as a condo gets, with only one neighbor to share common charges and decisions with. Outdoor space, finishes and common charges will be public once the plan is accepted.

Bed-Stuy Highlights

Bedford-Stuyvesant has the largest collection of intact brownstones in New York City, with tree-lined blocks and busy commercial corridors on Tompkins, Nostrand and Bedford Avenues. This corner of the neighborhood sits right where Bed-Stuy meets Clinton Hill, so Pratt, Myrtle Avenue and the cafes along DeKalb are all close.

  • The G at Bedford-Nostrand Avenues, about a 5-minute walk

  • The G at Classon Avenue, about 7 minutes

  • Herbert Von King Park, about 10 minutes

Katie's Take

I track every new development filing in Brooklyn, and 964 Bedford Avenue is the biggest home per unit of any Bed-Stuy filing I follow: most new condos here are 800 to 1,300 square feet, and these are closer to 2,500. Even so, the projected sellout works out to roughly $1,100 per square foot of building, which is right in line with what Bed-Stuy's selling buildings like 194 and 269 Bainbridge Street are getting, not a premium for the size. Interior space will come in smaller than the permit figure once stairs and walls are counted, so the real per-foot price will be higher, but for a family that wants townhouse space without buying a whole townhouse, this is one to watch.
