Three New Homes Planned for 667 Baltic Street in Park Slope

At the corner of 5th Avenue and Baltic Street in north Park Slope, a vacant lot is set to become a new six-story building with just three homes, commercial space and a garage. It's a few blocks from the R at Union Street and right on the 5th Avenue restaurant strip. The team behind it has built three recorded condo buildings in Brooklyn, at 108 Jackson Street, 66 South 6th Street and 216 20th Street, and this is its first corner site and its first with a garage.

Where Things Stand

One Baltic LLC bought the corner on November 21, 2025, for $3,391,000. The new building job was filed with the Department of Buildings on February 11, 2026, and permits for excavation support, foundation and structural work were issued on September 11, 2026, so work can start. No offering plan has been filed with the Attorney General yet, so nothing is for sale and there's no pricing. Based on the team's past projects, these are likely to be condos, but nothing is confirmed until an offering plan is filed. Join my early access list below and you'll hear when the offering plan is filed.

What We Know So Far

  • Three homes in a new six-story, mixed-use building

  • About 11,100 square feet of total floor area on the filing, which includes the commercial space, so the homes are likely to be very large, possibly full floors or duplexes

  • A garage, with a curb cut approved April 22, 2026

  • Foundation, structural and excavation support permits issued September 11, 2026

Buying in a New Development?

New construction works differently than a resale: offering plans, sponsor contracts, closing costs and timelines all have their own rules.

A Closer Look at the Building

Three homes in a six-story building is an unusual ratio for Park Slope, where most new buildings put four to ten homes on a lot this size. The same team has used the same design and engineering crew on every project, and each of its past buildings was recorded as a condo, mostly with six or seven units, which makes the three-home count here stand out. The tax lot carries the address 108 5th Avenue. Finishes, outdoor space and layouts haven't been released.

Park Slope Highlights

This corner sits at the top of Park Slope, where 5th Avenue's restaurants and bars meet the brownstone blocks running up toward Prospect Park, with Barclays Center and Atlantic Terminal a short walk north.

  • Atlantic Avenue/Barclays Center, with nearly every line plus the LIRR, about a 6-minute walk

  • The 2 and 3 at Bergen Street, about 6 minutes

  • The R at Union Street, about 7 minutes

  • 5th Avenue dining right outside, and Washington Park about 10 minutes south

Katie's Take

I track every new development filing in Brooklyn, and this one stands out because nearly every Park Slope project in my tracker has four or more homes, and this ground-up corner building has three, which points to some of the largest new condo layouts in the neighborhood. Next door, 655 Baltic Street has been asking about $1,800 per square foot, and Park Slope new development runs about $1,450 to $1,950, so expect these to price as true family-size homes. With foundation permits out, the next milestone is construction getting underway and then an offering plan filing.
