Offering Plan Filed for Seven Condos at 160 12th Street in Gowanus

160 12th Street is a new seven-unit condo building planned for 12th Street in the southern part of Gowanus, a few blocks from the 4th Avenue-9th Street station and the edge of Park Slope. It's a ground-up, four-story building, and at roughly 1,530 square feet of building per home, it's sized for families rather than first apartments.

Where Things Stand

The offering plan for 160 12th Street was submitted to the New York State Attorney General on August 18, 2026, and is awaiting acceptance. No units are for sale yet, there is no public pricing, and reservations can't be taken. Across the 53 Brooklyn projects I've tracked from filing to acceptance, most were accepted 5 to 9 months after filing (about 7 months is typical), which points to acceptance between roughly January and May 2027. What We Know So Far

  • Seven condos in a new four-story building

  • About 10,720 square feet of floor area in the DOB filing, or roughly 1,530 square feet of building per home

  • Likely two- and three-bedroom layouts, based on that size (the final mix isn't public yet)

  • Offering plan filed: August 18, 2026

  • What's next: Attorney General review typically takes several months, and pricing becomes public once the plan is accepted

Buying in a New Development?

New construction works differently than a resale: offering plans, sponsor contracts, closing costs and timelines all have their own rules.

A Closer Look at the Building

With seven homes, 160 12th Street is a small building where you'll know your neighbors, and new construction means modern systems and layouts without the trade-offs of renovating an older house. Pricing, common charges and the final unit mix will be public once the plan is accepted.

Gowanus Highlights

Gowanus has changed faster than almost anywhere in Brooklyn since the 2021 rezoning, with breweries, studios and restaurants filling the blocks between the canal and 4th Avenue. The southern end of the neighborhood around 12th Street sits right next to Park Slope, so 5th Avenue's restaurants and shops are an easy walk.

  • The F, G and R at 4th Avenue-9th Street, a short walk

  • The R at Prospect Avenue, also close by

  • Park Slope's 5th Avenue restaurants and shops, a short walk east

Katie's Take

I track every new development filing in Brooklyn, and here's what stands out: 160 12th Street and 21 Denton Place are the only two condo filings I'm following in Gowanus, and this one plans fewer, larger homes, about 1,530 square feet of building per home versus about 1,320 at Denton Place (where that figure also includes commercial space). The one Gowanus condo selling now, 100 16th Street, has already sold or gone into contract on three of its four homes at about $1,150 a square foot, which tells me family-size new construction here is finding buyers. Pricing should come out in the first half of 2027, and with only seven homes, being on the list early matters.
