Crown Heights at a glance
Crown Heights has become one of Brooklyn's most practical neighborhoods for an easy commute to Midtown without Manhattan-level prices. Express trains run under Eastern Parkway, the landmarked blocks of Crown Heights North are lined with brownstones and rowhouses, and Franklin and Nostrand Avenues keep adding restaurants. I've lived in the Prospect Heights and Crown Heights area since 2016, and I still love walking these blocks.
Known for: Eastern Parkway · Crown Heights North brownstones · Franklin and Nostrand Avenue restaurants · boutique new condos
Is Crown Heights a good place to live?
For a lot of buyers, yes: express trains to Midtown, landmarked brownstone blocks, and townhouses at about half the price of Prospect Heights next door. The trade-offs are fast-rising condo prices and a lot of construction.
Why people love it
The 2, 3, 4 and 5 under Eastern Parkway, with express stops at Franklin Avenue and Utica Avenue, plus the A and C along the northern edge.
The Crown Heights North historic districts, landmarked in three phases from 2007 to 2015.
Prospect Park on the western edge, plus Brower Park and the Brooklyn Children's Museum.
Trade-offs to know
The median 2-bedroom condo jumped 16% this year to $1,450,000, as more new boutique condos closed.
There's a lot of construction, especially along Atlantic Avenue after a 2025 rezoning.
Two-bedroom co-ops are rare, so most apartment buyers are choosing among condos.

2007
the year the first Crown Heights North historic district was designated
Crown Heights North was landmarked in three phases between 2007 and 2015, protecting blocks of brownstones and rowhouses from Greek Revival to Colonial Revival, and early-1900s mansions line Eastern Parkway. Away from the parkway are 1920s apartment buildings and the Ebbets Field Apartments, on the site of the old ballpark. Most condo sales are in small new buildings, such as 817 Classon Avenue and 701 Prospect Place, and a 2025 rezoning now allows apartments on Atlantic Avenue between Vanderbilt and Nostrand, where new buildings are going up. the ownership premium
That premium buys you agency over your housing: no renewal surprises, and the freedom to renovate, stay put and make the space your own. It is also a long-term play. The median 2-bedroom here is up about 79% since 2016, from $810,000 to $1,450,000, so if you plan to stay, the equity you build can make the higher monthly cost worth it.

Life in Crown Heights: my favorites
Parks and playgrounds: we actually gravitate toward Mount Prospect Park a lot, the small park beside the Brooklyn Museum on Eastern Parkway. It's easy with the dog and the kids. There's also Brower Park, next to the Brooklyn Children's Museum; Lincoln Terrace Park near Utica Avenue; and Prospect Park on the western edge. See my Best Brooklyn Playgrounds guide.
Culture: living by the Brooklyn Public Library's Central Library at Grand Army Plaza is so underrated, in my opinion. The Brooklyn Children's Museum has great rotating programming, and on summer Saturdays the Franklin Avenue Open Street closes the avenue to cars. There's also Eastern Parkway, an Olmsted and Vaux design and a city scenic landmark, home to the Labor Day West Indian Carnival; the Weeksville Heritage Center; and the Eastern Parkway Library, a Carnegie library.
Indoor play: see my Indoor Playgrounds by Neighborhood guide.
Weekly rituals: off-leash hours in Prospect Park (6 to 9am and 9pm to 1am on the Long Meadow, Nethermead and Peninsula); First Saturdays at the Brooklyn Museum, a free evening starting at 5pm on the first Saturday of select months (register in advance); the Grand Army Plaza Greenmarket on Saturdays; and the Seeds in the Middle farm stand at 318 Rogers Avenue on Saturday afternoons, year-round.
My favorite restaurants
Silver Rice (638 Park Pl): for takeout.
Lincoln Station (409 Lincoln Pl): also for takeout.
Cent'Anni (742 Franklin Ave): Italian, for an easy family dinner.
Altar (645 Sterling Pl): for cocktails.
Covenhoven (730 Classon Ave): for a beer.
Bong (724 Sterling Pl): Cambodian, for a special meal out.
