On Washington Avenue between Prospect Place and St. Marks Avenue, at the Crown Heights edge of Prospect Heights, plans call for a new seven-story building with 14 homes alongside a new two-story church. The site spans 650, 654 and 656 Washington Avenue, a few minutes from the Brooklyn Museum and the Vanderbilt Avenue and Washington Avenue restaurants. The team behind the filing has eight recorded condo buildings in Brooklyn, including 127 Putnam Avenue and 641 DeKalb Avenue.
Where Things Stand
The new building job was filed with the Department of Buildings on March 5, 2026, paired with a separate filing for the new house of worship, and it was in objections as of July 28, 2026. Demolition jobs for all three lots were filed on July 15, 2026 and are still in review, and a construction fence was approved on September 9, 2026. The church that owns the site is still the owner of record, and no sale to a developer has recorded yet. No offering plan has been filed with the Attorney General, so nothing is for sale and there's no pricing. Based on the team's past projects, these are likely to be condos, but nothing is confirmed until an offering plan is filed. Join my early access list below and you'll hear when the offering plan is filed.
What We Know So Far
14 homes in a new seven-story building, on a zoning lot shared with a new two-story church
About 28,300 square feet of total floor area on the filing, roughly 2,000 square feet per home by simple math, though that total includes halls, stairs and the cellar, so the homes themselves will be smaller
Likely larger, family-size layouts based on that size; the unit mix isn't public
No permits issued yet; demolition and the new building filings are still in review
Buying in a New Development?
New construction works differently than a resale: offering plans, sponsor contracts, closing costs and timelines all have their own rules.
A Closer Look at the Building
This is a church-and-housing project: the congregation that owns the corner is pairing a new sanctuary with a new residential building on the same zoning lot. The team behind the residential filing has built recorded condos across Brooklyn, mostly smaller buildings with unit sales from about $450,000 to $1.2 million, plus a few rental projects it sold whole. At 14 homes and seven stories, this would be one of its larger buildings. Finishes, outdoor space and amenities aren't public yet.
Prospect Heights Highlights
Prospect Heights is the most central piece of brownstone Brooklyn, with Prospect Park, the Brooklyn Museum and the Central Library all within a few blocks. This stretch of Washington Avenue sits right on the Crown Heights border, with cafes and restaurants up and down the avenue.
The S shuttle at Park Place, about a 5-minute walk, connecting to the 2, 3, 4 and 5 at Franklin Avenue
The 2 and 3 at Eastern Parkway/Brooklyn Museum, about 10 minutes
The C at Clinton-Washington Avenues, about 12 minutes
The Brooklyn Museum, Brooklyn Botanic Garden and Vanderbilt Avenue dining, all close by
Katie's Take
I track every new development filing in Brooklyn, and this one stands out because most Prospect Heights projects in my tracker are two- to eight-home buildings, many of them brownstone conversions, and this is a ground-up building with 14 homes. New development here has run from about $1,140 to $1,790 per square foot, with the newest construction at the top of that range, so a brand-new building will likely price toward the high end. The next milestone is the site actually changing hands, since the deed and any construction loan haven't recorded yet.
