Offering Plan Filed for 182 Condos at 95 Rockwell Place in Fort Greene

At 95 Rockwell Place, a block from BAM in the Brooklyn Cultural District, Charney Companies is building a new high-rise with 182 condos, targeting completion in 2027. It's one of the largest condo projects in Fort Greene's pipeline, a few minutes from Fort Greene Park and Atlantic Avenue/Barclays Center.

Where Things Stand

The offering plan for 95 Rockwell Place was submitted to the New York State Attorney General on March 20, 2025, and is still awaiting acceptance as of November 2, 2026. No units are for sale yet, there is no public pricing, and reservations can't be taken. Most Brooklyn plans I've tracked were accepted 5 to 9 months after filing, so at more than 19 months this one is running well past the usual timeline, and large new towers often take longer. Join my early access list below and you'll hear about pricing and launch timing before it reaches StreetEasy.

What We Know So Far

  • 182 condos in a new high-rise, with completion targeted for 2027

  • About 1,080 square feet per home on average based on the building filing, pointing to likely one- and two-bedrooms

  • Offering plan filed: March 20, 2025

  • What's next: Attorney General review typically takes several months, and pricing becomes public once the plan is accepted

Buying in a New Development?

New construction works differently than a resale: offering plans, sponsor contracts, closing costs and timelines all have their own rules.

A Closer Look at the Building

This is a full-scale tower, not a boutique building, so expect the amenity package and staffing that come with a building of 182 homes. Charney Companies is the developer. Amenities, finishes, common charges and the final unit mix will be public once the plan is accepted.

Fort Greene Highlights

Fort Greene is Brooklyn's cultural neighborhood. BAM, the Mark Morris Dance Group and the Brooklyn Cultural District anchor a community of brownstones and historic blocks around Fort Greene Park, with Fulton Street and DeKalb Avenue as its dining streets.

  • The B, Q and R at DeKalb Avenue, about a 4-minute walk

  • Atlantic Avenue/Barclays Center, with nearly every line plus the LIRR, about 6 minutes

  • The C at Lafayette Avenue and the G at Fulton Street, both about 6 minutes

  • BAM a block away, and Fort Greene Park about 6 minutes

Katie's Take

I track every new development filing in Brooklyn, and this one stands out because at 182 homes it's the largest filing in my Fort Greene tracker, bigger than the 110-home Clermont Armory conversion and the 132-home 757 Flatbush Avenue, and unlike most of the neighborhood's pipeline it's new construction with an average home around 1,080 square feet. 757 Flatbush has been asking about $1,340 per square foot, a useful marker for a new tower in this part of Brooklyn. If you want new construction a block from BAM, the plan's acceptance is the moment pricing comes out, so it pays to be on the list before then.
