On Vernon Avenue between Marcy and Tompkins Avenues in northern Bed-Stuy, plans call for a new six-story building with eight homes. It's a few minutes from the G at Myrtle-Willoughby Avenues and the shops along Myrtle Avenue.
Where Things Stand
The property sold on April 9, 2025, for $4,125,000. A new building application for a six-story, eight-home building has been filed with the Department of Buildings by Waterfront Property Management. No offering plan has been filed with the Attorney General, so nothing is for sale and there's no pricing. The owner's plans for the homes aren't public yet, so these could be condos or rentals, and nothing is confirmed until an offering plan is filed. Join my early access list below and you'll hear if an offering plan is filed.
What We Know So Far
Eight homes across six stories, in a new building
About 15,000 square feet of total floor area on the filing, roughly 1,875 square feet per home by simple math, though that includes halls, stairs and the cellar
Likely larger layouts based on that size; the unit mix isn't public
Buying in a New Development?
New construction works differently than a resale: offering plans, sponsor contracts, closing costs and timelines all have their own rules.
A Closer Look at the Building
This is a ground-up building replacing the existing building on the lot, and at six stories it will stand taller than most of the row houses around it. I don't have a verified track record for the filer yet, so ownership type is an open question. Finishes, outdoor space and whether there's an elevator haven't been released.
Bed-Stuy Highlights
Bed-Stuy is home to the largest collection of intact brownstones in New York City. This northern pocket near Myrtle Avenue is close to the Clinton Hill and Williamsburg borders, with cafes along Myrtle and Tompkins Avenues.
The G at Myrtle-Willoughby Avenues, about a 4-minute walk
The J and M at Flushing Avenue, about 12 minutes
Myrtle Avenue shops and cafes, a block away
Katie's Take
I track every new development filing in Brooklyn, and this one stands out because at eight homes and roughly 1,875 square feet each, it would be larger per home than most Bed-Stuy projects in my tracker, like 181 Monroe Street at about 710 square feet. Bed-Stuy new development has been running about $1,150 per square foot, well below Clinton Hill a few blocks west, so a new family-size home here could be real value if it comes to market as a condo. The next milestone is the building filing moving through review, then an offering plan.
Your next Brooklyn home may be closer than you think. Let's talk.
