Five New Homes Planned for 1 Walker Street in Tribeca

On Walker Street in Tribeca, a three-story building is set to come down for a new nine-story building with just five homes. The developer is Sumaida + Khurana, and it sits a few minutes from the 1 at Franklin Street and the A, C and E at Canal Street.

Where Things Stand

Sumaida + Khurana filed plans with the Department of Buildings on March 12, 2026, for a new nine-story building, following a filing to fully demolish the existing building. The new building job was in plan examiner review as of the latest update. No offering plan has been filed with the Attorney General yet, so nothing is for sale and there's no pricing, and nothing is confirmed until an offering plan is filed. Join my early access list below and you'll hear when the offering plan is filed.

What We Know So Far

  • Five homes across nine stories, in a new building

  • About 37,600 square feet of total floor area on the filing, which includes common and possibly non-residential space, so very large homes, likely full floors or duplexes

  • Unit mix and ownership type aren't public yet

Buying in a New Development?

New construction works differently than a resale: offering plans, sponsor contracts, closing costs and timelines all have their own rules.

A Closer Look at the Building

Five homes in a nine-story building is a full-floor kind of ratio, the sort of boutique new construction Tribeca is known for. The existing three-story building on the site will be demolished first. Finishes, outdoor space and amenities haven't been released.

Tribeca Highlights

Tribeca is cobblestone side streets, converted warehouses and some of the city's best restaurants, with the Hudson River waterfront a short walk west.

  • The 1 at Franklin Street, about a 3-minute walk

  • The A, C and E at Canal Street, about 4 minutes

  • Hudson River Park and the Tribeca waterfront, about 10 minutes

Katie's Take

I track every new development filing in Brooklyn and on the Manhattan premarket side, and this one stands out because five homes in a nine-story building means roughly full-floor homes, which is rare even in Tribeca. If you're weighing Tribeca against brownstone Brooklyn, this is a useful marker for what new construction will cost on this side of the river. The next milestone is demolition and then the offering plan filing.
