On 2nd Place between Henry and Clinton Streets, one of Carroll Gardens' classic front-garden blocks, a five-family building is set to be renovated into four homes. It's a short walk to Court Street, Carroll Park and the F and G at Carroll Street. The owner's group has turned three nearby buildings into small condos, at 121 Rapelye Street, 103 President Street and 210 Columbia Street.
Where Things Stand
The building sold on October 3, 2025, for $5.5 million. Plans to renovate the interior and reduce it from five homes to four, with no enlargement, were filed with the Department of Buildings on April 3, 2026, and were still in plan examiner review as of September 3, 2026. A sprinkler filing followed on September 9, 2026. No permits have been issued yet. No offering plan has been filed with the Attorney General, so nothing is for sale and there's no pricing. Based on the owner's past projects, these are likely to be condos, though the same group has also sold buildings whole and kept rentals, and nothing is confirmed until an offering plan is filed. Join my early access list below and you'll hear when the offering plan is filed.
What We Know So Far
Four homes, down from five, in an interior renovation with no enlargement
The filing counts about 7,000 square feet of total floor area including the cellar, so roughly 1,750 square feet per home at most
A new certificate of occupancy is part of the application
No permits issued yet
Buying in a New Development?
New construction works differently than a resale: offering plans, sponsor contracts, closing costs and timelines all have their own rules.
A Closer Look at the Building
Going from five homes to four means larger layouts than the building has today, in a renovation of an existing house rather than new construction. The owner's past condos nearby were three or four units each and sold in the $1.0 million to $1.9 million range, sometimes with one unit kept. This would be the group's biggest purchase by far. Finishes, outdoor space and the split of the floors haven't been released.
Carroll Gardens Highlights
2nd Place is one of the Carroll Gardens Place blocks known for deep front gardens in front of brownstones, and it's close to Court Street's bakeries and restaurants and Smith Street's dining.
The F and G at Carroll Street, about a 5-minute walk
Carroll Park, a few blocks away
Court Street and Smith Street shops and restaurants, a short walk
The Columbia Street Waterfront, about 10 minutes
Katie's Take
I track every new development filing in Brooklyn, and this one stands out because it's on the same block as 99 2nd Place (420 Court Street), which has an accepted offering plan at about $2,030 per square foot, and Carroll Gardens new development has run close to $2,000 across the board. A four-home renovation on a garden block is a rare way into that market. The next milestone is the renovation plans clearing review and permits being issued, then an offering plan filing.
