Estimated Pricing Filed for Six Condos at 659 Grand Street in Williamsburg

Welcome to The Samuel at 659 Grand Street, six condos in a six-story elevator building with a penthouse on Grand Street in Williamsburg, close to the L and G trains. Five of the six homes are full-floor two-bedrooms, and the top home is a three-bedroom penthouse with a balcony and three private terraces. The New York State Attorney General has accepted the offering plan, so estimated pricing is now on file.

Where Things Stand

The offering plan for The Samuel Condominium was submitted on July 14, 2025 and accepted by the New York State Attorney General on March 17, 2026. Acceptance means the sponsor has filed its full disclosure with the state, including the price schedule, the projected building budget and the projected first closing, and can now sign contracts. Nothing is listed yet, and the sponsor filed a first amendment on October 15, 2026. The original plan targeted a first closing around January 2026, so expect the timeline to be updated. Join my early access list below and you'll hear about the sales launch before it reaches StreetEasy.

What the Offering Plan Shows

These are estimates from the sponsor's offering plan. Prices and costs can change through amendments before sales launch.

  • Six residences: five full-floor two-bedroom, two-bath homes and a three-bedroom, three-bath penthouse duplex

  • Estimated pricing: the first-floor garden home at $2,600,000, the second through fifth floors at $3,130,000 each, and the penthouse at $4,760,000, for a total of $19,880,000

  • Estimated price per square foot: about $2,200 for the two-bedrooms and about $2,500 for the penthouse

  • Estimated monthly costs: common charges plus real estate taxes of about $1,690 to $2,725 per month in the first year, rising to about $1,887 to $3,041 in the second year as taxes catch up to the finished building

  • Taxes: the sponsor isn't applying for a tax abatement, so the tax estimates are the full amount

All figures are estimates from the offering plan and subject to change.

New to offering plans? The offering plan is the legal document that creates the condo and lays out every detail of the purchase, including the sponsor's estimates. Reach out with any questions about how it works.

Buying in a New Development?

New construction works differently than a resale: offering plans, sponsor contracts, closing costs and timelines all have their own rules.

A Closer Look at the Building

The sponsor is renovating part of an existing building and newly building the rest, for a cellar, six floors and a penthouse with one home per floor, an elevator and a virtual doorman intercom. Every home is a full floor, with wood floors and two full baths at minimum.

Residence 1 ($2,600,000, 1,181 square feet): the garden home. The living area and kitchen are at the front, and the two bedrooms are at the back, looking onto a 437-square-foot private rear yard. One of the two baths has a soaking tub.

Residence 2 ($3,130,000, 1,423 square feet): this one flips the layout, with the living area and an island kitchen across the back opening to a balcony with stairs down to its own 430-square-foot yard, and two bedrooms at the front.

Residences 3, 4 and 5 ($3,130,000 each, 1,423 square feet): two bedrooms at the back with a 60-square-foot balcony, a bath with a soaking tub plus a second bath in the middle, and an open living area with an island kitchen across the front.

Residence 6, the penthouse ($4,760,000, 1,904 square feet): the sixth floor follows the same plan as the floors below, with two bedrooms, a balcony and an island kitchen. A spiral stair leads up to the penthouse level, where a third bedroom and bath sit between a 754-square-foot rear terrace and a 250-square-foot front terrace, with a small mezzanine above and a 352-square-foot upper roof terrace on top.

Williamsburg Highlights

Williamsburg has grown into one of Brooklyn's most complete neighborhoods, with the waterfront parks and Bedford Avenue to the west and a quieter, more residential stretch along Grand Street, lined with cafes, restaurants and local shops. The L gets you into Manhattan quickly, and the G runs north to Greenpoint and south to brownstone Brooklyn.

  • The L and G at Lorimer Street-Metropolitan Avenue, a short walk

  • The L at Graham Avenue, also a short walk

  • Grand Street's cafes, restaurants and shops, right outside

Katie's Take

I track every new development filing in Brooklyn, and The Samuel is priced near the top of Williamsburg's new condos: about $2,200 a square foot for the two-bedrooms and $2,500 for the penthouse, around the $2,060 that 179 North 10th Street has been averaging and well above the $1,350 to $1,550 at smaller new buildings like 100 Scholes Street, 636 Lorimer Street and 117 Powers Street. A related building, The Samuel II at 173 Kingsland Avenue, has been asking about $1,480 a foot, so this one is betting on Grand Street and full-floor layouts. If you're weighing it, compare it side by side with those, and wait to see what the October amendment says about price and timing.
